Can anyone recommend a good professional cash property buyer or company as such as I have a property to sell?
very quickly, and need such a service. I have googled this, but was wondering if any are better than others.

There are real speculators out there who have real cash and are interested in property for different reasons other than capital appreciation. If you speak to two or three agents they will know who they are.
The alternatives are not very favourable. Also I would suggest you consider avoiding, until the very last moment, sell to rent schemes, they are unfavourable and fraught with legal issues.
