How difficult is it to change the name on the title deeds to a house?
We are moving house and our buyers are having to ask the Land Registry to change the names on the title deeds on the property they're selling. The names on the title deed to their property should have been changed in 2004 but due to an oversight by a previous firm of solicitors this was never done. The current solicitors overlooked this until last week and it is now threatening to hold up their sale and subsequently the purchase of our property, as the name change needs to be completed before their sale can go through. How easily can the deeds be changed and how quickly?
The name on the title deeds with the Land Registry is the father, and it was sold to the son in 2004 but the deeds have never been amended from the father's name.

My mother has various mental health issues. Her Social Worker has suggested Sheltered Housing as mum is very vulnerable. To do this my mum will need to sell her house and use this money to pay her rent etc. The house is in a very poor state of repair as my mum has not allowed any work to be done for some time. Because of this I am concerned that she will only get a percentage of the true value. Is it legal for her to sell the house to me for a token amount say £100.00 which would then allow me to take a secured loan, renovate the property and sell at a future date which will generate more capital for my mum? This Sheltered Housing has been suggested by her Social Worker who feels the best solution is to get rid of the house as quickly as possible ie below market value.

O time chartered his ship to T, who in turn sub-chartered it out on a voyage charter to Victor, to carry a consignment of Russian vodka, from a port in Russia to Chittagong in Bangladesh. (Russia is a signatory to the Hague-Visby Rules.) The voyage charter contained a clause stating that the carrier was not to deviate for any reason whatsoever other than to save life. Victor had impressed upon T the need to get the vodka to Chittagong as quickly as possible, in order to catch the Chittagong summer vodka-drinking season that has recently become popular with law and shipping students. The vodka was shipped on board (at the Russian port of Vladivostok, off the Pacific Ocean) in 10,000 crates (each crate being numbered) and the master issued a set of clean bills of lading to cover all 10,000 crates.
Victor subsequently sold crates 4 and 5 to Susan who runs a trendy vodka bar in Chittagong, and indorsed a ship’s delivery order in respect of the two crates in her favour. Susan accepted and paid against the sale invoice and the ship’s delivery order. On the reasonable assumption that the vodka would arrive in time for students’ academic summer break, Susan advertised a series of vodka drinking events, in the hope of attracting fun-loving students during their post-exam celebrations. Several modern young Bangladeshi shipping students had told her that during this time they will be going out drinking and that they would certainly be interested in going to Susan’s bar for the vodka drinking activities and to meet other fun-loving shipping students.
Just after the vessel had left Vladivostok, the master heard that a tsunami-type wave had hit the island of Ruritania, which is some way off the eastern coast of Japan, in the Pacific Ocean. Although there was, fortunately, no loss of life, there was great devastation to property and other infrastructure on the island, and many people were left homeless and without adequate water supplies. One of the vessel’s engineers was a highly trained civil marine engineer, and the master decided to deviate from the direct route in order to drop this engineer off at Ruritania in the hope that he would be able to help the devastated community. There was severe disruption at the port in Ruritania and in fact this deviation took much longer than expected, and was a significant time addition to the anticipated length of the voyage.
By the time the ship eventually arrived in Chittagong, the summer vodka-drinking season and the post-exam celebrations had finished.
