Hi Charlie,

I'm afraid my response probably wont be the answer you want to hear but here goes. I moved back to Ireland just over a year ago and at that time I couldnt believe the house prices over here - they are just grossly exaggerated it is unbelieveable. You're talking about half a million € for cheaply constructed shoeboxes that will not be standing in half a century for many new builds that are flooding the market at this time. Ireland got greedy, saw money in land and property that could not possibly be sustained to an acceptable level - your mortgage should only ever be 3 and a half times your annual wage - the average acceptable wage is approx €35k per annum - that does not equate to half a million in anyones expectations.....

If you desperately want to sell, you must drop your asking price drastically - granted, I do not know how much your house is advertised at, what size it is, the area it is in but unless you take into account the credit crunch, how much banks are willing to loan and what the average wage is, unless you are willing to take a loss or if you are lucky enough to break even just sell at a realistic price.............if you want to move back to the UK quickly, be real with your price
