Paid Mortgage Fee, Valuation and Solicitor, Seller Stalling to Sign Contract?

Seller is going through a divorce, other half is bankrupt, it’s been 4 months since we’ve been waiting for them to sign the contract as everything from my end has gone through very quickly with no problems.

My solicitor is basically advising me that "these things take time and it’s a complex situation" – all we are waiting for is for the signing to happen but it’s been delayed by the actual end-seller!? To top things off I went past the property today and saw a "For Let" sign next to the "Sold" sign outside the house from a second estate agent.

Any help and advice is much appreciated.
Sorry, to make things worse I’ve incurred nearly £1500 in fees so far of my own money and I really can’t see a light at the end of the tunnel.

Can I reclaim this money from them and is it illegal to advertise a property for let after it has been listed as sold but the contracts not exchanged.

    They are under no obligation to sell until they sign and you exchange those contracts.

    You can threaten to withdraw or reduce your offer, if they do not agree to exchange within your timeframe, but that’s about it.
